The following questions are frequently asked of new and current residents. How long does the application process take?
The process may take up to a week depending upon your application and the research that needs to be done.
What is your snow removal/lawn care process?
We will take care of all lawn care and snow removal! We do our best to plow as soon as possible after a snowfall. To aid in speedy service, we ask that if you are home to be on the lookout for the plow truck and move your vehicle so that plowing can be done as completely and as soon as possible.
How do you contact residents for announcements?
General notices are usually posted as signs in each building. Notices for city required inspections etc. are usually notices delivered to your door. We also will use the US Mail and email, depending upon the contents of the announcement.
Can I pay my rent online?
We do not accept online payments but do take check or cash. Some tenants use Bill Pay services provided through their banks to make automatic payments. Otherwise, checks or cash payments can be dropped at our office during business hours (8 AM to 5 PM, M-F) or checks mailed to us:

How much will I pay in up-front costs when I sign the lease?
Depending upon your application, tenants should be prepared to pay the deposit (same as one month’s rent), first month’s rent and last month’s rent.
What’s included in the rent?
Most of our units include all utilities except electricity. The average tenant reports electricity costs to be around $30/month. There are a few units without dishwashers and air conditioners in which we also pay electricity.
How long is the lease? After my lease is up, can I rent month to month or do I have to sign another lease?
Leases are one year long and automatically revert to a month-by-month lease thereafter.
Do you require renter’s insurance?
Renter’s insurance is required.
Can I move in early?
Move in dates are dealt with on a case-by-case basis.
Which roommates will be held responsible if we don’t make rent?
Tenants are collectively responsible for the monthly rent. If one person doesn’t pay their share, all tenants on the lease are still responsible for seeing to it that the rent is paid in full.
Are there building quiet hours?
Quiet hours start at 10PM.
How do I request to have something fixed before I move in?
Call our office and we will see to it that the item is fixed.
How are emergency repairs taken care of?

What is the best way to hang pictures to minimize damages?
Use a small nail – if you have a minimal number of small nail holes upon move out you will not be charged. Do not try to fill holes yourself.
Can I have DirectTV or other satellite TV services?
You may have satellite services but there may be NO dishes installed that attach to the building. Satellite dishes must be installed in the landscaping area around the building without hanging over the lawn mowing area. No holes can be made in the building.
What public transportation services are available?
What elementary school will my children go to?
Currently, tenants in our apartments will attend JW Smith Elementary School located at 1712 America Ave NW. The school district occasionally changes the lines that determine which school elementary children attend, so we advise tenants to contact the Bemidji School District at 218-333-3100 to verify their child’s elementary school.
Is there assigned parking?
We do not have assigned parking, but we ask that guests park away from the building to allow parking for the residents. If you have a boat or extra vehicle, we ask that these be parked in the overflow parking areas away from the front of the apartments. (Note that these extra vehicles should be registered with us.)
Can I have a grill on my patio?
Tenants are not allowed to use or even have grills on the premises due to requirements by our insurance company.
If I have a guest visit, may they bring their pet?
Sorry, but guests may not bring their pets to your apartment. We have a strict no pet policy that does not allow for pets, even if it belongs to a guest. If you suspect someone in your building is keeping a pet, please notify us immediately. We will not disclose the person who reported them to the pet owner. (If you live in Washington Estates and have a pet policy in place for your dog, you may have only your dog on the premises.)
If my sink, tub or toilet is clogged, can I contact the landlord?
We can help you with plumbing issues, but if the problem is shown to be from negligence on the part of the tenant, you will be charged a reasonable fee for our maintenance services.
What should I write on my inspection sheet upon moving in?
We ask that you return your inspection sheet to us within 24 hours of moving in. Indicate anything on the sheet that is a pre-existing condition such as a scratch on the woodwork. If there is anything you find that needs to be fixed, please contact us and we will take care of the fix for you.
If light bulbs burn out, do I contact the landlord?
Tenants are responsible for burned out light bulbs and batteries for the smoke alarm. If you are having problems getting to a light fixture with a burned out bulb, we can help you for a small fee.
Are there certain hours I can use the laundry rooms?
We ask that you use courtesy for other tenants and use the laundry facilities no later than 10 PM.
